Listings, contracts and phone calls are in Italian. I speak English at C2 level and work with native speakers for clients from Germany, the Netherlands and Denmark.
There is no single listing portal. The same house can appear several times, on several sites, with different sizes, prices and even locations. We tell you which version is true.
Many Italian homes carry changes never registered with the land registry or the planning office. Your offer must protect you before you commit.
From overseas, the window to reach an Italian agency is short. I deal with agencies during Italian hours and report to you when it suits you.
You can't fly over for every viewing, every call, every document. We are already here, and we act for you.

It starts with a kick-off call. You tell your consultant what you need and share the listings you have already found. We check that they are still available and really match your brief, and we bring you alternatives you may not have seen, including homes that are not advertised.
Then we book the viewings and visit on your behalf. You receive a detailed report with a video tour covering the property, the building, nearby services and how far they are, and the honest pros and cons of the area.
Once you have chosen the home, we negotiate with you to reach the best market price. When the price is agreed, we check what the agency writes in the preliminary contract, and our trusted technician reviews the technical documents supplied by the seller's surveyor.
We do not replace the estate agency. We sit beside you, to protect you and keep the process simple.
The keys are not the end. If you want, we stay your point of reference in Italy and take care of what comes next, turnkey.

For years I worked in international entertainment, bringing together people who had never met so they would leave with new friends and moments to remember.
